In Japanese housing, the abbreviation “LDK” is commonly used to represent the Living, Dining, and Kitchen areas in a residential unit. The number preceding “LDK” indicates the bedrooms in the property, and it is often used as the initial criteria when purchasing or renting a house or apartment. For example, “2LDK” means a property with two bedrooms, a living room, a dining area, and a kitchen. Some houses still have tatami rooms or washitsu, which provide an authentic Japanese ambiance and a sense of relaxation.
Space and Size
A 2LDK typically ranges from 50 sqm to 70 sqm, while a 3LDK is usually between 60 sqm and 90 sqm, giving a rough idea. In Tokyo, apartments generally have a high price per square meter, so a larger area significantly impacts the purchasing price. Properties as large as 200 sqm are rare due to this cost factor, but they can be found in ultra-luxury condominiums in central Tokyo, catering to foreigners and the affluent. Of course, you can also find standard 3-bedroom apartments ranging from 120 sqm to 150 sqm in Tokyo.
Natural Light Facing Orientation
In Japan, houses with good sunlight and a south-facing orientation are preferred. Naming of Japan is the country of ”Land of Rising Sun” from the ancient ages. Also, in the relatively humid climate of Japan, south-facing homes with good ventilation can be considered healthy. Exposure to sunlight is increase a neurotransmitter called serotonin in the brain. Serotonin is often referred to as the “happiness hormone,” and it is believed to have relaxing effects and help reduce stress. Such properties with spacious balcony may have good resale value. Radiation of ultraviolet is relatively moderate even under direct sunlight in Japan.
Year Built
Considering the tightening of seismic standards, it’s advisable to carefully inspect properties that are extremely old. In general, properties built after 2010 are considered to meet the most recent standards, including seismic resistance, minimal deterioration, and up-to-date specifications. However, even older properties can be made safe and comfortable through proper management, reinforcement, and renovations. Vintage apartments, in particular, enjoy strong popularity with good renovation.
Other Features and Options
Entrance security, delivery boxes, 24-hour trash disposal, on-site concierge, bathroom dryer, 24-hour ventilation, and some advanced toilet or bath functions, among others are often standard in good apartments and houses in Japan. In premium condos, library, fitness gyms, roof top balcony, party room/kids room, forest garden and even more may be equipped. Also, new properties often offer a wide range of options and detailed specifications, including solid wood flooring, wall finishes, kitchen counter heights, and many other semi-customization.
