There are also regulations that protect residential areas. In some regions, there are community charters and agreements that help maintain the living environment and decency. Based on these regulations, land is categorized into various use areas such as residential, commercial, industrial, and public facilities. These regulations encompass land use restrictions, building standards, height limitations, design requirements for structures, and other factors.
Among these, the Category 1 Low-Rise Exclusive Residential Zone(第一種低層住居専用地域) is a land type suitable for good and comfortable housing among the 12 zones.
Some people may prefer high-rise apartments, while others may prefer low-rise apartments or single houses. However, it can be said, in the Category 1 Low-Rise Exclusive Residential Area, there is minimal obstruction to sunlight, views, and air circulation. You can also most likely enjoy a spacious and tranquil living environment with a clear sky.
Category I Low-Rise Exclusive Residential Zones can be limited in city center of Tokyo. Small part of Takanawa 4-chome(Yatsuyama) seems to be the only area in Minato Ward. Bunkyo Ward and Shibuya ward have several areas with this category. Some part of Hiroo 2 chome and 3-chome may be such area closest to city center. Also, Higashi Gotanda 5-chome(Ikedayama), Higashi Gotanda 3-chome (Shimazuyama), Kami Osaki 2-chome(Chojammaru), Kitashinagawa 5-chome(Gotenyama), Kitashinagawa 6-chome(Gotenyama) are those areas close to city center. In Meguro, many more areas appear such as Aobadai, Kamimeguro and Shimomeguro. The strictest restrictions are seen in some part of Denenchofu(Ota Ward) and Kaminoge/Noge/Oyamadai(Setagaya Ward), respectively, set at “40%(footprint vs. land ratio) / 80%(floor area vs land ratio) for instance providing wide open feel.
Nevertheless, there are other categories that are equally desirable enough for good living. It may be recommended to walk around or check the actual premises.
